Upgrading in Noida - is Sector 164 worth it?

Currently in a 2BHK in Sector 75, thinking of upgrading to a 3BHK or maybe even a villa. Been looking at Sector 164. Heard it's developing pretty fast because of all the companies there. But is the price jump worth it? Already have a home loan, so EMI is a big factor. I'm seeing a lot of projects by builders like ATS and Godrej. Anyone living there already? What's the real deal with traffic during peak hours? Is it a nightmare going towards the Noida-Greater Noida Expressway? And what about waterlogging during the rains? Dekhne mein toh sab sahi lagta hai, but want to know the ground reality. Also, resale value ka kya scene hai in a few years? Any insights would be helpful. Hope someone can share their experience.
