Upgrading in Noida – which builder has better resale?

Currently in a 2BHK in Sector 75 and thinking of upgrading to a 3BHK. Already have a home loan, so EMI isn't a huge issue. But resale value matters. I'm looking at projects by Godrej and ATS. Godrej seems to have better amenities, but ATS projects in Noida generally command a premium later on, right? Heard mixed things about construction quality for both. Anyone with experience selling an apartment from either builder after, say, 5 years? Which one gives better ROI generally? Also, how's the possession experience been for both? Any hidden charges that cropped up? Honestly not sure which way to lean. What does the community think? Which builder would you pick for resale value?
