Upgrading to 3BHK: Are hidden costs killing ROI?

Since last Diwali, I've been eyeing properties in New Chandigarh, thinking of upgrading from my 2BHK in Sector 44. Builder price sheets look good, but asli picture toh hidden charges mein hai, right? PLC, floor rise, parking... it all adds up. Everyone glorifies the appreciation in Aerocity, but nobody talks about how these extra costs eat into your actual ROI. Can we even negotiate on these "fixed" charges ya just the base price? I'm already in a home loan, so every rupee counts. Is the price jump for a 3BHK even worth it after these deductions? Change my mind.
