Hidden charges at possession in Bengaluru? Upgrading from 2BHK to 3BHK, eyeing House of Hiranandani, Devasthanagalu. Builders quote price, what about OC, PLC, utility hookups? Is it a big jump? Have home loan, need clarity. Experiences?

The key is to get a very detailed cost sheet from the builder, not just the basic one. And read your sales agreement like it's your final exam. Bengaluru's property market is quite competitive right now, so some builders might be more flexible, but generally,
See, House of Hiranandani is generally a reputed builder, known for quality. They are usually more transparent than others, especially with RERA in place. But yes, hidden costs are a reality in Bengaluru for almost all projects. Which specific project are you looking at in Devasthanagalu? Sometimes it varies by project. Usually, OC and PLC are clear, but utility hook-ups can be tricky. Don't worry too much, just be prepared for about 10-12% above the base price for these extras. That's the market standard.
RERA number check karna toh important hai, but sometimes builders find loopholes. Mera ek dost Aavalahalli mein Hiranandani ke hi ek project mein phasa tha. Possession date extend hoti gayi, aur jab finally mila toh maintenance charges itne high the ki he regretted it. Hidden costs sirf one-time nahi hote, recurring bhi ho sakte hain. Make sure the society charges are reasonable.
Did you check the RERA number for the project? All charges should be declared there.
Agreed, Hiranandani is better but 'usually transparent' doesn't mean 'always transparent'. Always read the fine print, especially the terms and conditions related to possession. They might be clear about OC/PLC but then surprise you with 'infrastructure development charges' or something similar.
Bhai, exactly my thoughts! I'm also eyeing Hiranandani in Devasthanagalu for a 3BHK upgrade. They quote a base price, but then I hear horror stories about charges popping up like mushrooms at possession. What about OC, PLC, utility hookups? Are these usually a huge chunk of the total cost? I've got my home loan sanctioned, but this 'hidden cost' thing is making me super nervous.
Itna sab extra? Is it even possible to negotiate these charges or are they fixed? Builders usually act like it's non-negotiable.
Meri suno toh, Akshayanagar mein ek builder ne toh mera budget hi hila diya tha. OC, PLC, power backup, water connection, gas pipeline, club membership... sab milake 18% extra laga. Pehle toh bolte hain sab included hai, but agreement mein small print mein sab daal dete hain. House of Hiranandani ka track record achha hai, but Devasthanagalu mein confirm kar lena ki kya-kya included hai. Always get a detailed breakdown before signing anything, even the booking form.
Absolutely, registration and stamp duty bhi mat bhoolna. Woh bhi achha khaasa bill ban jaata hai.
Haan yaar, same pinch! Builders ka yahi drama hai. Base price sunke lagta hai 'chalo ho jayega,' but then suddenly 10-15% extra for this and that. OC, PLC toh standard hain, but utility hookups aur society maintenance ke deposits bhi add up fast. It's definitely a significant jump from the quoted price.
