Upgrading to 3BHK for kids, then the surprise charges hit
Budget finalised and loan pre-approved, but this all-in cost calculation is driving me crazy. Need at least a 3BHK now because the kids are growing up, and my wife's priority is safety and good schools nearby. Checked a 3BHK near Sector 150 last weekend. Base price quoted was ₹1.35Cr, which felt manageable. But after adding PLC, covered parking, club charges, aur possession time ke IFMS dues, final figure seedha ₹1.62Cr touch kar gaya! Registry aur interiors to abhi count bhi nahi kiye... Actually wait, is it normal for extras to add 20% on top? Can we realistically negotiate on parking or club fees, ya builder bilkul discount nahi deta?

Dekho, if you really love the layout and safety factor for kids, sit with their sales VP on a month-end. Sometimes they waive off club charges or adjust car parking as a festival offer. By the way, what did you decide finally, did you walk away or are you trying to counter offer them?
Ye club charges aur IFMS dekh ke mera khoon khaul jata hai sach me. 3 lakh club fee le rahe hain jiska construction 2028 tak khatam nahi hone wala. Bas lootne ka naya tareeka bana liya hai builders ne.
Bhai please don't stretch so blindly just because kids need bigger space. We were also upgrading from 2BHK to 3BHK for children schooling, got completely blinded by green sector branding, and the EMI stress ruined our sleep. If your budget is 1.4Cr max, why not look slightly towards Alpha I Greater Noida? It has established schools nearby, completely livable sectors, and a ready 3BHK won't have surprise GST or escalation clauses hanging over your head. Have you checked anything outside Expressway?
Old construction feels solid though! Aaj kal ke naye high-rise plaster 3 saal me jhadne lagte hain. Plus, if budget is tight, paying 25-30 lakhs just in extras makes zero sense for middle class buyers like us.
I checked near Alpha-II Commercial Belt last month. The connectivity is great via metro and schools like DPS are right there, but my wife felt the society was too old compared to high rises in Sector 150.

You have 5 percent GST on under construction, 5 to 6 percent stamp duty registry ke time, plus PLC, parking, IFMS, meter charges and club membership. By the way, is parking negotiable at all right now or is the builder being totally rigid?
Alpha II side ready options are cheaper true, but Sector 150 sports city tag ki wajah se hype premium le raha hai. Still, interior aur registry mila ke aapka 1.62Cr araam se 1.85Cr cross kar jayega bhai, calculate properly before committing your entire life savings.
Builder parking free nahi dega on paper, par base selling price me 150-200 per sqft kam karwa sakte ho if you sit across the table with a cheque book. Generally they ask for 10% on booking itself, but don't pay a single rupee before getting the complete cost sheet signed. I made that blunder last year in Greater Noida and almost lost my token money.
