5 site visits in Noida Extension, and Aigin Royal Phase 4 looks promising for a 3BHK for my kids. But I'm really worried about the actual construction quality after a year or two. Kya seepage ya cracks ka issue aata hai wahan? Aur jo amenities dikhate hain, like kids' play area ya clubhouse, woh kitne functional hote hain after possession? Maintenance charges ke against service kaisi hai? Meri wife ka priority hai ki kids ke liye safe aur well-maintained ho sab.

My cousin lives in Aigin Royal Phase 1. Amenities like the clubhouse and gym are functional, but the swimming pool is often dirty, and the kids' play area equipment broke down within a year. Maintenance charges are collected regularly, but the service is just okay, not great. Expect average, not premium, service. For kids' safety, boundary walls are good, but security guards sometimes sleep on duty. So, mixed bag hai.
Yeah, usually maintenance issues are consistent across a builder's projects. It's a big red flag for me. If amenities are not maintained, property value also suffers over time. What about the parking situation there, is it adequate?

The sales guy was pushing hard, saying the prices will go up soon. ₹1.7 Cr for a 3BHK is the entry point, which is still quite steep for an ongoing project with a 2028 possession date. Noida market abhi thoda slow hai, I think.

Bhai, Aigin Royal Phase 4 ka naam sunte hi darr lagta hai. My friend booked in their Phase 2 and abhi tak possession nahi mila hai time pe. March 2028 ka promise toh bahut door ki baat hai. Quality ka toh pata nahi par delays pakka hain.

Exactly! Delays toh standard ho gaye hain. I heard same issues about their previous projects in Alpha I Greater Noida area also. Builders promise the moon, but deliver only dust. RERA number UPRERAPRJ309036 toh hai, but enforcement kitna hota hai?
