Hidden charges in Pune projects are seriously bugging me. Currently in a 2BHK near Kothrud, already have a home loan. Thinking 3BHK in Baner or villa in Bankar Vasti. Pankaj Constructions ke projects dekhe hain. Super area trap aur hidden costs kitne hote hain? Is negotiation real, ya bas dikhawa?

Villa in Bankar Vasti sounds nice but maintenance will be a killer long-term. Plus, approvals ka bhi tension rehta hai compared to a society flat. Have you checked the connectivity from there?
Totally understand your dilemma. Upgrading from 2BHK to 3BHK is a big step. I recently bought in Amanora Park Town, and the market is super hot right now, especially for bigger configurations. Builders know this, so negotiation power is low. My advice: check their RERA status thoroughly for any past issues and check their legal title. Also, factor in stamp duty, registration, GST, maintenance for at least 2 years, and interior costs. These easily add another 15-20% to the base price. Don't just look at the 'all-inclusive' figure they quote, it's never the final one.
Hidden costs are the worst! I heard some builders in Baner are charging extra for amenities that were supposed to be included. What's the average per sqft for 3BHKs there currently? And is it true that RERA projects have fewer hidden costs?
RERA has helped but not eliminated it completely. Builder still finds ways, so vigilance is key.
Per sqft in Baner for good 3BHKs is easily 8-10k for new projects, sometimes even more for premium ones. RERA definitely helps with transparency, but some builders still try to sneak in charges under different heads like 'maintenance deposit' or 'club membership' post-registration. Always read the fine print and get every single charge itemized.
Bhai, Pankaj Constructions ka track record mixed hai. My cousin booked a flat with them in Akurdi a few years back, possession was delayed by almost a year. Super area ka calculation bhi they play around with, make sure you get the carpet area clearly mentioned in the agreement. Hidden charges like infrastructure development, society formation, legal fees add up to lakhs. Negotiation is possible only if you're a bulk buyer ya end of financial year hai, warna they barely budge.
U6, no compensation yaar, just a lot of headaches. They just gave a vague 'force majeure' reason. That's why I'm so wary now. Builders know how to play the game.

Exactly! Infrastructure development charges are a huge scam. I saw a project near Ambegaon Budruk, they added 2 lakhs just for that. Did your cousin get any compensation for the delay?
Totally relate! I'm also looking at 3BHKs in Baner and the 'all-inclusive' price always has surprises. Negotiation toh naam ki hai, bas dikhawa hi lagta hai. Kothrud se Baner shift ka thought process similar hai mera bhi.
