Since last year, I've been eyeing 3BHKs in Gachibowli, thinking of upgrading from my 2BHK. Salarpuria Sattva's Lake Ridge looks good. But yaar, construction quality ka kya scene hai? Plaster cracks, seepage issues... after a few monsoons, how does it hold up? Is the price premium worth it for their quality?

RERA status kya hai Lake Ridge ka? Aur possession date kya bata rahe hain? Pehle builder se saare documents check karna zaroori hai.
RERA number toh available hai unki website pe, you can cross-check. Possession date they are quoting is Q4 2025. But you know builders, always add a buffer. Make sure to check the RERA portal for any delay updates. Bahut builders dates extend kar dete hain.
Dekho, Salarpuria Sattva established 1986 se hai, Bengaluru HQ hai unka. They are a big player. Har builder ke kuch projects mein issues hote hain, but unka overall track record toh theek hi hai. Lake Ridge ek premium project hai, toh I'm hoping they've put extra effort into quality control there. Maine wahan site visit kiya tha, finishing toh acchi lag rahi thi. Maybe get an independent inspection done before finalising. Sometimes, the premium is for the brand and the amenities, not just the basic construction, and Gachibowli mein properties appreciate well.
Quality ka toh sab theek hai, but yaar, price point kya chal raha hai wahan abhi? Mera budget 1.2 Cr tak hai, usme kuch milega ya aur badhana padega? Main bhi 2BHK se upgrade karna chahta hoon, but Gachibowli mein prices sunke darr lagta hai.
Lake Ridge mein 3BHK ke liye 1.5 Cr se 2 Cr tak expect karo, depending on size and floor. Agar 1.2 Cr mein Gachibowli mein 3BHK dekh rahe ho, toh shayad options limited honge ya thoda outskirts mein dekhna padega. Ready-to-move toh aur mehenga milega.

Totally agree! My cousin booked in one of their older projects in Hyderabad, not Lake Ridge, but another one near Kondapur. Possession ke 2 saal baad hi bathroom mein seepage shuru ho gayi thi, aur kitchen ki tiles bhi loose ho gayi. Unka customer service bhi itna slow hai ki repair karwane mein mahine lag gaye. Quality definitely ek concern hai, especially for a first-time buyer like me jo apni saari savings laga raha hai.
