Upgrading to 3BHK in Ghaziabad: Is the premium justified?

Since last Diwali I've been eyeing 3BHKs in Ghaziabad, thinking of upgrading from my 2BHK in Indirapuram. My budget is around 1.2Cr, already have a home loan going. Everyone glorifies Gaurs and ATS for their projects in Crossings Republik or RNE. But honestly, is the construction quality really that much better for the premium? I hear so many stories about plaster cracks and seepage just 2-3 years after possession, even with these so-called premium builders. Matlab, Mahagun ya Gulshan Homz mein bhi similar issues hain, toh extra paisa kyun? And what about hidden charges? PLC, maintenance deposits, registry ke time naye naye costs aa jaate hain. Do these builders communicate properly or just go silent after booking? Disagree? Tell me why.
