Okay, I'm trying to upgrade to a 3BHK in Noida Extension for my family, and the actual cost is confusing. Blydan Construction ka floor-rise premium for a high floor in Sector 104 seems high. Is that PLC worth it for better views? What hidden charges beyond stamp duty should I budget for? Don't want surprises later, with kids' school admissions. Any real experiences?

Blydan Construction? Bhai, unka track record utna achha nahi suna hai. PLC for views is a trap sometimes. Better views ka kitna charge kar rahe hain? Hidden charges toh bahut hote hain, maintenance, club membership, parking... list lambi hai. Be very careful with the builder-buyer agreement.
U7, usually it's things like Club Membership, Interest-Free Maintenance Security (IFMS), Power Backup Installation Charges, Parking Registration, and sometimes even Fire Fighting Equipment charges that aren't clear upfront. Aur GST on all these extras! Stamp duty ke alawa ye sab bhi add hota hai. Make sure your agreement lists EVERYTHING

Totally agree with you! Mere ek friend ne Alpha II mein liya tha, usko bhi bahut extra charges dene pade. Builders ka toh yehi game hai.
