Upgrading to 3BHK in Pune: Is the premium worth it?
₹1.5 Cr for a 3BHK in Baner – is this the new reality? I'm currently in a 2BHK in Hinjewadi, planning to upgrade to a 3BHK or maybe even a villa. My budget is around ₹1.5 Cr. I've been looking at Baner, Balewadi, and Kothrud. Saw a Godrej Properties project in Baner, a 3BHK quoted at ₹1.55 Cr. Honestly, it feels like such a huge jump from my current 2BHK. Is the premium for a 3BHK really justified these days? I already have a home loan, so EMI will be a factor. Should I just stick to a larger 2BHK in a good area like Pimple Saudagar or stretch for a 3BHK? What about rental yields for a 3BHK? Are they significantly better, or just more trouble? Also, if I consider a villa, is the ROI worth it compared to a flat? Any thoughts on Kolte-Patil's projects in these areas too?

Regarding Kolte-Patil, their projects usually have good quality construction but possession delays can sometimes be an issue. I heard about some significant delays in their Life Republic project near Hinjewadi a while back. Have they improved on their timelines recently, especially for projects in Baner or Balewadi? And what about the rental yield for a 3BHK vs 2BHK in Baner? Is it significantly better as an investment?

Kolte-Patil ka track record mixed hai. Some projects they deliver on time, others have delays. Best to check RERA status for specific projects you're interested in before committing. For rental yield, a 3BHK in Baner is decent, but not always proportionally higher than a 2BHK percentage-wise, sometimes even lower if the 3BHK is overpriced.
I was in a similar dilemma last year. My 2BHK in Pimple Saudagar was good, but my family was expanding. I looked at 3BHKs in Kothrud and even Akurdi for better value. Kothrud ke rates toh aur bhi high hain, but connectivity is superb. Akurdi mein thoda affordable mil raha tha, but then commute was a big issue for my office. Ultimately, I decided to wait and save a bit more. EMI for 1.5 Cr is no joke, especially with current interest rates!

True, villas are high maintenance and usually don't give the same rental yields as flats in Pune, unless it's a very high-end luxury segment. For 1.5 Cr, a decent plot for a villa is near impossible to find in Baner/Balewadi now. Stick to flats for better appreciation and rental income.
Villa is a different ball game altogether. Maintenance headache! Not worth it for the price.
Balewadi High Street is great but even more expensive than Baner in some pockets, especially for new projects. Villa ka ROI toh location aur plot size pe depend karta hai, plus maintenance bhi bahot hoti hai, don't forget that.

Bhai, Baner mein locations ke hisaab se rates vary karte hain. Godrej projects usually target the premium segment, so 1.5 Cr for a good 3BHK is pretty standard for a new launch in prime Baner now. What's the carpet area they quoted for that price?
