Top Builders corridor in Noida Extension — been looking at properties here for a 3BHK upgrade. I'm currently in a 2BHK in Sector 100, already have a home loan. Last 1-2 years mein prices kaafi badhe hain, right? Kya lagta hai, is the current price jump worth it or should I wait a bit more? Honestly, not sure if it's the right time to jump in. Any actual experiences with recent purchases in this area? Should I pull the trigger now?

I agree with U3's point about waiting. My friend booked in a 'Top Builder' project near Ajayabpur, possession was supposed to be 2022, abhi tak kuch pata nahi. RERA status bhi delayed dikha raha hai. Have you checked the builder's track record for delays and actual possession dates before considering them?
That's a valid point about delays. I almost booked with a big name near Alpha II but then found out about their past projects being 2-3 years late. They often show great progress on paper but ground reality is different. Always check online forums and RERA for actual completion dates, not just what the sales rep tells you. It saved me a lot of potential headache.
I bought a 3BHK in Alpha I Greater Noida 3 years ago for 75L. Now similar units are going for 1.2 Cr+. The appreciation is real, but current prices feel very stretched. Builders are quoting 8000-9000/sqft in some projects. It's a huge jump, especially with interest rates up. Maybe wait for a small correction post-elections? History shows us these peaks can sometimes cool off a bit.

My budget is around 1-1.2 Cr. But for that, I'm barely getting anything decent in the 'Top Builders' corridor. The prices you mentioned near Alistonia Estate are exactly what I'm seeing, it's just too much for a first-time upgrade.
