Upgrading to 3BHK in Wakad, totally confused about pricing
Wakad keeps coming up every time I shortlist something to upgrade. Currently in a 2BHK near Datta Mandir road, but family needs a bigger 3BHK now. Already have a home loan running, so is the price jump worth it after all this metro work started? Every builder is quoting heavy premiums citing upcoming connectivity, but ground reality mein traffic at Bhumkar Chowk is still painful. Actually wait, did certain pockets benefit more than others? Hinjewadi link road side better hai ya towards the highway? Need honest advice before committing to another massive EMI...

On one hand, staying put in a 2BHK is suffocating with kids, but locking into a 15-year massive EMI in this market feels like walking on a tightrope. So did you finalize any specific project or are you putting the upgrade on hold for a few months?
I actually took my father last week to look at properties near Sinhagad Road as well just to compare pricing outside West Pune, and the gap is unbelievable. You get decent sized flats there for way less, but then daily office travel to Hinjewadi Phase 1 becomes an absolute nightmare. Phir wahi round and round sochte raho, health commute mein kharab karein ya EMI mein.
Same dilemma here, family is growing and 2BHK feels so cramped now. But with current market conditions where Pune builders are charging a massive premium just for under-construction metro line 3, I am scared of buying at the absolute peak. If prices stagnate after possession, will we even break even?
Honestly I feel Hinjewadi link road pocket is slightly better than the highway side because highway noise and dust is unreal 24/7. But have you checked water supply situation there? Half the societies are entirely dependent on private water tankers and that monthly maintenance bill gives me heart palpitations.
No PCMC line yet for most newly delivered towers, they just promise it on paper. Even my cousin who looked at options towards Akurdi found better municipal supply there compared to these high-priced Wakad pockets, so please verify tanker dependency directly from existing residents before signing anything.
Wait, does PCMC water line cover none of those new towers near Choudhary park either? I was thinking at least newer projects would have proper municipal pipeline connections before giving possession.
Water tanker issue is real across Wakad. My colleague lives near Datta Mandir road and pays almost 6000 per month just society maintenance because of daily tankers. If you are already stretched on budget, this hidden cost hurts a lot.
Bhumkar Chowk traffic is honestly terrifying, every single evening it takes 45 minutes just to cross that patch. Are builders actually demanding 1.2 Cr plus for standard 3BHKs near there right now?
Arey true, rates have gone crazy. With an existing loan running, taking another 80-90L loan will wipe out all monthly savings if interest rates fluctuate again.
Yes, exactly that range! Visited two sites last weekend near Hinjewadi link road and they are quoting 1.25 Cr to 1.35 Cr all inclusive. I got so stressed seeing the quotation sheet that I came straight home without even taking the brochure.
