Upgrading to 3BHK: Is the extra space real?

Okay, I'll be honest — I completely underestimated how confusing this process is. Currently in a 2BHK in Jayanagar, thinking of upgrading to a 3BHK or a villa. I'm looking at places like Prestige and Sobha projects. Builders are pushing super area hard, but carpet area feels so much smaller, especially for a 3BHK. Is this super area vs carpet area game just a way to inflate prices? What's a realistic carpet area percentage to expect for a 3BHK in Bangalore? Also, is the floor-rise premium for a higher floor actually worth it for investment ROI? Already have a home loan, so every penny counts.
