Kids are growing fast, so we need a bigger 3BHK, maybe a 3.5. My wife really wants a safe neighbourhood with good schools nearby. We started looking at the 'Affordable Homes' corridor in Greater Noida, budget around ₹75-85L. Price points are tempting, but I'm getting a weird feeling. Are there hidden risks with these projects? Like construction quality issues, or OC delays? What about resale value later? Don't want to buy something jisme future mein problem ho for the kids.

Yaar, my personal experience says be VERY careful. We booked a 2BHK in Ajayabpur 3 years ago, builder ne OC delays ka itna rulaya hai ki mat पूछो. Abhi tak possession nahi mila, aur har mahine naya bahana. Resale ka toh sochna bhi mat abhi, pehle ghar mil jaye wahi badi baat hai. Don't fall for tempting prices without checking the builder's track record thoroughly. Mera toh paisa phasa hua hai.
RERA site pe check karo, details mil jaate hain.
Same here! Mera bhi ek project Alpha II ke paas ruka hua hai, builder ne bas tareekh pe tareekh di hai. Lagta hai inko RERA ka darr hi nahi hai.

Totally get your point, OP! Kids growing means space is a must. Greater Noida is the only place offering decent size apartments in this budget range. My friend just bought a 3BHK in Alistonia Estate for around 80L, seems okay to me. But yeah, the 'weird feeling' is real, always good to be cautious.
Bhai, 75-85L mein 'affordable homes' aur 3BHK Greater Noida mein? Thoda doubt ho raha hai. Is budget mein achhi quality aur clear titles milna mushkil hai. Kahin construction quality ya legality mein compromise toh nahi ho raha hoga?

U1, it's not always difficult. My cousin got a decent 3BHK in that range in a good society near Gaur City. Thodi research aur negotiation se mil jaata hai.
