Upgrading to 3BHK: My amenity concerns for kids
Did a site visit to SLS Spring Woods last month, and honestly, the model flat looked amazing. My wife's main worry is ki kids ke liye actual play area kaisa hoga, not just brochure photos. We are upgrading to a 3BHK, so space and family-friendly amenities are key. Brochure mein toh pool and clubhouse super dikhta hai, but I've heard stories ki possession ke baad woh sab bas showpiece reh jaata hai. Sometimes they promise a lot, but delivery mein kaafi differences hote hain. Children's play area bhi dikhaya, but will it be safe and usable, ya bus ek slide laga denge as a checkbox? Has anyone here bought from them? Kya unka track record delivery pe sahi hai, especially for amenities? Is it common for builders to show one thing and deliver something else entirely?

It's a common problem, not just with SLS. Builders often over-promise. The best way is to talk to existing residents if possible. Since this project is completed, you should try to visit during a weekday evening when kids are out playing and see the actual condition of the play area and other common facilities. Don't rely solely on brochure photos.
Given the current Bengaluru real estate market, prices are already so high. Is 1.2 Cr for a 3BHK in SLS Spring Woods even a good deal if the amenities are not up to par? What's the average price per sqft there? And for a completed project, are there any hidden charges buyers should be aware of?
My personal experience with another builder in Adigara Kallahalli was horrible. They promised a full-fledged sports complex, but after possession, it was just a half-built badminton court and a dusty patch for cricket. Kids were so disappointed. We had to pool money as a society to get things done. Always check reviews specifically about post-possession amenity delivery for any builder. It's not just about the model flat, it's about what you actually get years later.
SLS Spring Woods toh 2021 mein hi complete ho gaya hai, possession date 1st September 2021 dikha raha hai RERA pe (PRM/KA/RERA/1251/446/PR/191015/002945). Iska matlab amenities toh ban chuke honge. Jisne bhi wahan liya hai, woh actual photos share kar sakte hain kya? Price range 1.2 Cr se 1.8 Cr dikha raha hai for 120 units, is range mein itne time baad bhi amenities ka issue ho, toh it's a big red flag.
Yeah, even if completed, society maintenance makes a huge difference. Builders hand over, then it's up to the residents. Sometimes funds for maintenance are an issue later on.
Mera ek dost wahan rehta hai. Usne bataya ki kids' play area theek hai, not spectacular but usable. Pool ka maintenance thoda hit or miss hai, depends on the society's managing committee. Clubhouse bhi average hai. Expect mat karo ki brochure jaisa hoga.

Bhai, exactly my thoughts! Hum bhi 3BHK dekh rahe hain aur kids' play area ki safety aur actual usability pe bahut tension hai. Brochure mein toh sab five-star lagta hai, but ground reality alag hoti hai. SLS Spring Woods ki baat sunke aur darr lag raha hai.
Haan bilkul. My cousin bought in Aavalahalli, same story. Play area was just a swing and a slide, that too poorly maintained. Kids ke liye safety bahut important hai, especially with toddlers.
Same pinch! Humne bhi ek project dekha tha Akshayanagar mein, wahan bhi pool aur gym sirf naam ke the. Possession ke baad maintenance bhi theek se nahi karte. Builders bas selling ke time promises karte hain.
