₹2.5 Cr for a 3BHK in Sector 103 felt decent, but Elite Homes' super area calculation really threw me off. I'm upgrading from my 2BHK, already have a home loan, and thought I knew the game. Their 20%+ difference between super and carpet area? It feels like a total trap. I saw a unit, thought it was 1800 sqft, but carpet is barely 1200. Is this normal in Gurgaon these days? This is the classic 'loading' issue. Super area includes common areas like lobbies, stairs, lift shafts, and even thickness of walls. 20-25% loading is common for many projects, especially high-rise. But 1800 super for 1200 carpet means a 33% loading, which is definitely on the higher side. You need to scrutinize the builder-buyer agreement with a lawyer. Some projects near Airport Road are more transparent with this, showing clearer breakdowns. It's a huge investment, don't rush.
