Honestly, I'm finding this 3BHK upgrade process in Noida Extension super frustrating. Currently in a 2BHK in Sector 137, and thinking of moving to something bigger, maybe a 3BHK in Block A. My budget is around ₹80L-₹1.2Cr. Builders like Urbainia Spaces quote one price, but jab baitho, they add so many charges. I'm talking about PLC for a park-facing unit, floor-rise premium for a 4th floor, parking, and then stamp duty (which is like 5-7% in UP!). MATLAB, is negotiation even possible? Kitna realistically kam kar sakte hain? Yaar, they act like prices are fixed. Anyone managed to get a good spot discount ya kuch off on the base price? Aur yeh PLC, is it really worth the extra premium? Not sure if I'm doing something wrong.

Sahi baat hai, Noida Extension mein prices have shot up post-pandemic. Aur yeh PLC toh sabse bada scam lagta hai. Park-facing ya higher floor ke liye itna extra dena, is it really worth it for resale value? What's the general opinion here on PLC for a 4th floor?
I agree with U11. PLC for park view, maybe. But for just a 4th floor? Nah. I'd rather save that money. My agent said it barely impacts resale in Noida Extension unless it'
U11, PLC for park-facing might be worth it if you plan to live there long-term and value the view. But for a 4th floor, I don't think floor-rise premium is justified unless it's a very high-rise building with super views. Resale value ke liye, location and builder reputation matter more than 4th floor premium, in my opinion.
Yaar, I had a similar experience with another builder last year when I was looking in Ajayabpur. They showed me a great 3BHK for 90L, but by the time I sat down, add-ons like club membership, power backup, IFMS, and then the dreaded PLC for a corner unit pushed it to 1.1 Cr. It felt like a bait and switch. I walked away, but sometimes I wonder if I made a mistake. Did anyone actually manage to negotiate these 'fixed' charges?
U6, I managed to get a 2% discount on the base price from a builder in Greater Noida West last year, but that was it. For PLC and other charges, they were firm. My agent told me that builders have very little margin on those charges as they are linked to specific amenities or government regulations (like stamp duty). So, focus your negotiation efforts on the per sqft rate or a lump sum off the total, not on individual charges like PLC.

Haan U6, negotiation is tough. I tried with another builder in Alpha II, they gave me a small discount on the base price but all the other charges were non-negotiable. Builders just say 'yeh toh standard hai'.
Bhai, totally feel you! Urbainia Spaces ka pricing toh headache hai. Sab hidden charges aur upar se PLC ka drama. Lagta hai first-time buyers ko hi target karte hain.
