Honestly, I'm getting sick of these surprise costs popping up. I'm upgrading from my 2BHK in Sector 78 to a 3BHK, maybe even a villa in Sunpura. Looking at Elixir projects, the base price seems okay for a 3BHK around ₹1.5 Cr, but then there's stamp duty, registration, PLC, parking... and now I'm hearing about these 'possession charges' that aren't clear upfront. What are these hidden charges, yaar? And do brokers actually help cut down the all-in cost or just add to it with their commission?

Yaar, you hit the nail on the head! Elixir projects look good on paper, but the 'extra' charges make me so nervous. I'm also eyeing a 3BHK, but every time I calculate, the budget shoots up. This 'possession charges' thing is a new one for me too. Builders just don't want to be transparent, do they?
Totally agree with you! Mera bhi budget hil gaya hai. PLC aur parking ka charge toh standard ho gaya hai, but yeh possession charges
