Upgrading to 3BHK/villa: Quality vs Amenities dilemma
Did a site visit to Keya Life By The Lake last weekend and honestly, it got me thinking. I'm currently in a 2BHK and planning to upgrade to a 3BHK or villa. My main worry as an investor is construction quality – how much does it *really* impact resale value down the line? I'm talking about things like cracks, seepage, or fitting issues popping up after a year or two. Does that significantly deter future buyers or tenants, or is it mostly fixable without a huge dent in ROI? Also, those fancy amenities... are they just for show? Does a premium clubhouse or green area genuinely justify the higher price and maintenance charges, or are they ghost facilities that don't add much to long-term value? Should I prioritize build quality over a long list of amenities for better appreciation? Any experiences from current owners there or other projects in Bengaluru would be super helpful.
