Visited Reputed Builder's project in Sushant Lok I last weekend. Need a 3BHK for the kids, but the quoted price of ₹2.5 Cr is just the start. So much confusion with stamp duty, registration, and PLC! It adds up so fast. My wife's priority is a safe neighbourhood near a good school. Not sure if Gurugram mein abhi bhi koi 'value' area bacha hai for a family. Has anyone recently bought a 3BHK here? What was your actual all-in cost? Is there any room to negotiate these 'fixed' charges like stamp duty?

Totally get what you mean! We're also looking for a 3BHK in Gurugram and the prices are just insane. Sushant Lok I is premium, but ₹2.5 Cr plus all those extra charges? It feels like builders just quote a base price to lure you in, and then the actual cost skyrockets. My wife also wants a good school nearby for our daughter.
U12, the original poster mentioned 'Reputed Builder'. I think he meant the one near Park Hospital. Exactly! Humne bhi recently ek project dekha tha near Airport Road (Gurgaon side), they quoted ₹2.2 Cr for a 3BHK. But when we asked for the final breakdown, it went up to ₹2.6 Cr with all the hidden costs – club membership, maintenance advance, even a 'convenience fee' for parking. It's a nightmare. Negotiating stamp duty is impossible, it's a govt charge. PLC sometimes has a little wiggle room, but not much.
Bhai, Sushant Lok I mein ₹2.5 Cr for a 3BHK is actually on the lower side these days for a new project. Builder ka naam kya tha? Make sure to check their RERA record before anything.
