Are resale 3BHKs in Chandigarh's Sector 24C actually negotiable? We need more space for the kids, but new projects are ₹1.5 Cr+. Is there any real price correction in the secondary market, or are sellers holding firm? Trying to find a safe, good area for family.

It's a tricky situation. On one hand, yes, new projects are overpriced. On the other, 24C is a mature, well-established sector with great schools and amenities, which keeps resale values stable. I think 'price correction' is a strong word; 'slight adjustment' is more accurate. Don't expect huge discounts, but 2-3% might be possible if the seller is genuinely motivated to sell quickly. Focus on properties that have been on the market for a while
Dekho, 24C is prime, so sellers know its value. But for a genuine buyer, there's always a little room. What's your actual budget range? And have you talked to local brokers? They usually know who's flexible.
Brokers are no help, they just want their commission. They don't care about our budget.
Our budget is around 1.25 Cr max, for a decent 3BHK. Brokers are saying 1.3-1.4 Cr is the minimum for anything livable. It's disheartening. I'm worried about overpaying in this market.
Bhai, price correction toh naam ki hai. I almost closed a deal for a 3BHK in 24C last month, quoted 1.35 Cr, managed to bring it down to 1.30 Cr, but then they backed out saying they got a better offer. It's frustrating. The demand for good family areas is still high. Maybe look slightly outside, like New Chandigarh? There, you might find some breathing room.
New Chandigarh is an option, but the commute to Chandigarh proper can be a pain, especially during peak hours. Plus, the infrastructure is still developing in many pockets. For immediate family needs and established amenities, 24C feels more reliable.
Same happened with me! Builders are making it impossible for first-time buyers.

Yaar, Sector 24C mein negotiation? Bhool jao. Sellers are holding firm, especially for good societies. Maine bhi try kiya tha, they just don't budge much.
