Upgrading to a 3BHK, learning about hidden costs
Since January I've been shortlisting 3BHKs in Ghaziabad, checking out places like MR Officer City 1. I'm realizing high maintenance charges don't always mean good service or used amenities. My current 2BHK mein toh theek hai, but new projects often have costly clubhouses jo ghost facilities ban jaate hain. Yeh cheez resale value pe bahut effect karti hai. What's the best way to verify actual service quality beforehand?

Sahi kaha, service quality check karna toh almost impossible hai advance mein.
Possession milna ek baat hai, but uske baad ki kahani alag hai. Mere cousin ne bhi ek project mein liya tha Ahinsa Khand II mein, possession mil gaya time pe but jab amenities use karne ki baari aayi toh pata chala ki gym equipment substandard hai aur pool ka filtration system kaam nahi karta. Builder ne toh apna kaam kar diya, ab RWA aur residents ladte rehte hain. Yeh service quality check karna bahut mushkil hai.
MR Officer City 1 ka RERA number UPRERAPRJ7140 hai. Aur iska possession 2022-03-01 ko ho chuka hai, toh delays ka problem nahi hona chahiye. But phir bhi service quality ka issue toh rehta hi hai.
Totally relate yaar! Mere dost ne ek project mein liya tha Indirapuram mein, wahan bhi clubhouse ke naam pe bas ek shed banaya hai aur maintenance bill har mahine aata hai. Aur jab complaint karo toh koi sunta nahi. Yeh hidden costs aur ghost facilities bahut bada problem hai.

Exactly! Builders pehle toh bade-bade ads dete hain amenities ke, phir handover ke baad RWA aur maintenance company ke beech phans jaate hain log. Service quality toh tab pata chalti hai jab AC kharab ho ya lift अटक जाए.
