posted on 3 MayUpgrading to a bigger flat: broker drama?
Are brokers in Gurugram actually helping us, ya bas apna commission dekh rahe hain? We're upgrading to a 3BHK in Sector 82A, maybe Krrish Group, for my growing family. Kids' school access and safety are my wife's top priority. Honestly, I think brokers just inflate prices, especially for end-users like us. They always say 'spot discount nahi milega' but then suddenly 'special deal' nikal dete hain. Shouldn't we just deal directly with the builder for a better price, like for a ₹2.2 Cr flat? Koi bolta hai broker ke paas better allocation hoti hai, but builders bhi toh direct deals dete hain. What's the real scene for getting a genuine spot discount? And where can one find actual price correction zones, not just broker hype? Change my mind.

The 'spot discount nahi milega' line is such a classic broker tactic! They create artificial scarcity. For a 2.2 Cr property, you should definitely try to negotiate directly with the builder for a better deal or at least some valuable inclusions. Sometimes, they offer preferred payment plans or waive EDC/IDC charges if you go direct, which can be a significant saving.
My two cents: for a ₹2.2 Cr flat, negotiations are key, whether direct or via a broker. I was looking at a property in Badshahpur recently, and the broker there was actually helpful, not just pushing. He showed me inventory from multiple builders and even helped compare loan options. But for a spot discount, it's rare to get a direct builder to commit big unless it's an inventory clearance or end of financial year. What are the actual market conditions like in Gurugram right now, is it a buyer's market for this price segment, or are prices still sticky?
U4, good question about market conditions. From what I've seen, Gurugram's property market is quite segmented. Premium locations like Golf Course Extension Road are still seeing price appreciation. But for a project like Krrish in Sector 82A, which is developing, there's a bit more room to negotiate. The 'price correction zones' are usually in areas with new supply or slightly delayed projects. I'd say it's not a full-blown buyer's market yet, but buyers with ready funds have an edge. Don't expect huge discounts, but value-adds are definitely on the table if you push hard enough.
U4, I think builders are still holding strong. Not much correction happening.
U4, market conditions are tricky. For ready-to-move, prices are holding up, especially in established sectors. But for under-construction, especially in areas like Baharampur Naya or even parts of Sector 82A, builders are offering some sweeteners. Not 'spot discount' per se, but maybe free maintenance for a year or modular kitchen upgrades. It's more of a 'semi-buyer's market' for specific projects.
Haan bhai, same experience! Brokers are just middlemen inflating prices. ₹2.2 Cr is a huge amount to save even 1-2%.
Dekho, I get the frustration, but sometimes brokers do have better inventory access. Especially for popular projects or specific floor plans, builders often give blocks to preferred channel partners. Direct jaoge toh shayad general pool mein se mile, not always the best options. Plus, if you're looking at Krrish Group, they have a few ongoing projects. Did you check their RERA status for Sector 82A? Builders ka bhi apna drama hota hai, they won't always give you a 'spot discount' just because you walked in.
U2, I agree about preferred channel partners, but that's for allocation, not always for a better price. For a 2.2 Cr flat, even a 1% difference is ₹2.2 lakhs! Builders can match or beat broker prices if you negotiate hard directly, especially towards quarter-ends. Krrish ka toh I heard they are pushing inventory in Sector 82A.
U2, RERA status check karna toh first step hona chahiye. Agree with you on that.
Bhai, totally feel you! Hum bhi last year 2BHK se 3BHK upgrade kar rahe the, same budget, around 2 Cr ke aas paas. Brokers ne itna ghumaya, itna ghumaya ki dimag kharab ho gaya. Ek baar toh ek broker ne Sector 83 mein ek project dikhaya, bola 'last unit, special builder discount'. Jab direct builder office gaya, toh pata chala 5-6 units available hain aur unka price broker wale se bhi kam tha! Poora transparency ka lack hai. Yeh Krrish Group ki baat kar rahe ho toh unka track record kaisa hai, kisi ko pata hai kya? Sahi mein lagta hai yeh log bas apna cut dekh rahe hain, end-user ki toh koi sunta hi nahi.
U1, aapki baat bilkul sahi hai. My friend bought in Sector 81, and the broker promised the world. End mein builder ne apne portal pe better deals daal di. Krrish ka toh I've heard mix reviews, especially for their older projects near Airport Road. Always cross-verify everything!
Krrish Group ka toh sunn ke hi darr lagta hai. Possession mein bahut delay karte hain.
