Upgrading to a villa in Noida? Is it worth it?

Currently in a 2BHK in Sector 127. Thinking of upgrading to a 3BHK or maybe even a villa. But is the price jump worth it, honestly? Everyone glorifies villas but nobody talks about the extra maintenance costs. Already have a home loan, toh EMI ka bhi tension hai. I'm looking at some options by Aashi Construction Infra, but the PLCs are insane. Sector bhi matter karta hai, right? Is it better ROI to stick with a bigger flat? Rental yield villas mein kam hi hota hai, right? Not sure if I should stretch my budget. Change my mind. Disagree? Tell me why.
