Upgrading to Gated Community: Is the infrastructure premium worth it?

The infrastructure changes around the Gated Community corridor are seriously messing with property values. I'm currently in a 2BHK in Sector 57, eyeing a 3BHK or villa in that zone, but the prices feel insane. The new expressway access and metro extensions definitely pushed values up there. Is the premium for this connectivity truly justified now? I'm seeing some crazy numbers, especially near Sector 65/66. Already have a home loan, so the price jump needs to make sense. Which specific pockets within Gated Community benefited most from these changes? Anyone upgraded recently and found the added cost for better connectivity worth it? Or is it just hype?
