Capital appreciation in Sarjapur has been pretty flat recently, despite the hype. I'm eyeing Lodha Codename Sarjapur (₹1.80 Cr–₹2.90 Cr) for an upgrade from my current 2BHK. My biggest worry is actual ROI. Is this premium justified for an investor? What real rental yield can one expect? I've heard some Lodha projects end up with high investor ratios, creating a ghost society vibe, which worries me about liquidity. Is that a concern for Codename Sarjapur? Also, what's the resale market like for these larger units? Who's the likely buyer in 5 years? Already have a home loan, so need to be super sure about this investment.

Bhai, Lodha ka naam sunke hi darr lagta hai. Sarjapur mein appreciation utna nahi mil raha jitna expect karte hain log. Careful raho.
Sahi kaha U1! Lodha projects ki delivery dates ka issue rehta hai, aur quality bhi kabhi kabhi upar neeche hoti hai. Sarjapur mein competition bahut hai, isliye appreciation flat ho sakti hai. I'm also worried about the maintenance costs in such large societies.
