Upgrading to luxury in Noida: Is the premium justified?

Did a site visit to a couple of Gulshan Homz projects near Yamuna Expressway last weekend. Currently in a 2BHK in Sector 137, I'm thinking of upgrading to a 3BHK or maybe even a villa. The prices for these luxury 3BHKs, especially from ATS or Godrej, are easily crossing ₹1.8 Cr, some even ₹2.5 Cr. Honestly, is the luxury segment in Noida worth that much of a premium? It feels like the price jump from a regular 3BHK is huge. Is it just 'rightly priced' for the amenities and future connectivity near Jewar, or totally overpriced? And for those who've bought into these high-end projects, how long are you planning to hold for maximum gain? Not sure if the appreciation justifies such a big EMI increase. What does the community think?
