Uppal Marble Arch: Does quality always justify the price?
₹1.5 Cr for a 3BHK at Uppal Marble Arch seems like a lot, especially when I'm already in a good 2BHK in Sector 44. Okay, I'll say what no one says – the *real* premium we pay for these 'luxury' projects in Chandigarh isn't for amenities, it's for dealing with snag lists and never-ending maintenance issues after possession. I'm thinking of upgrading to a 3BHK or villa there, but yaar, what's the point if you're constantly fixing seepage, bad fittings, ya cracks? Does anyone actually see a good ROI or resale value after a year or two when these basic quality issues start showing up? I'm worried about attracting good tenants if the build quality isn't top-notch long-term. Is the price jump worth the headache? Everyone glorifies the location and clubhouse, but nobody talks about the actual structure. Disagree? Tell me why.

₹4.5 Cr – ₹5.9 Cr for a 3BHK in a project completed in 2016? That's a massive investment, especially if you're worried about quality. Considering the complaints about seepage and cracks, what kind of ROI are people actually seeing here? Is it even possible to get good rental yields if tenants keep complaining about issues? I'm looking at similar properties in Rasulpur and the prices are half of this, even if the location isn't as 'premium'.
It's a tough one, really. The location *is* prime, and for some, that's the only factor that matters. But the quality issues post-possession are a common complaint across many builders, not just Uppal. It's about weighing the
ROI? Bhai, yahan toh headache ka ROI milta hai! 😂 Totally agree with the rental yield point.
Honestly, rental yields are tough anywhere in Chandigarh right now, especially for luxury apartments. Tenants expect perfection for that kind of rent. If there are issues, they just leave or demand massive discounts. So, ROI is mostly capital appreciation, which has slowed down a lot in the last couple of years.
See, I know someone who bought a 4BHK there back when it was delivered in 2016. Initially, sab mast tha. But after 2-3 years, main gate pe cracking, lift issues, and seepage in one of the bathrooms started. They paid premium for a brand but got headaches. Resale value bhi utni nahi mili jitni expect ki thi. Location is prime, no doubt, but that's about it. My friend actually moved to Manimajra later because of these exact issues.
Har project mein thodi bohot snags toh hote hain. I've heard the maintenance charges are reasonable for the amenities they provide, which are top-notch. Maybe your friend had a particularly bad unit? Total units are 168, not all can be problematic. The clubhouse and location connectivity are unmatched, that's a fact.
Oh no, that's exactly what OP was saying! Were the maintenance charges also high for such poor upkeep? My builder in Mullanpur promised the moon but now just delays everything.
Bhai, RERA not applicable bolte hain toh pehle hi red flag hai! Quality toh Ram bharose chal rahi hogi. Definitely makes me nervous.
Totally agree with the OP! ₹1.5 Cr for a 3BHK at Uppal Marble Arch sounds like a lot, especially considering the project was completed way back in 2016. If quality issues start showing up after a few years, then what's the point of paying such a premium? I'm looking at properties in New Chandigarh too, and while prices are high, I'm not seeing this level of concern about build quality post-possession.
