Did some online research on Uppal Marble Arch from Dubai. Property dekhne mein achha lag raha hai, but I can't do a site inspection myself. Main investor perspective se dekh raha hoon. Kya lagta hai, capital appreciation forecast kaisa hai idhar? Aur rental yield kitna expect kar sakte hain? Yaar, high price point pe resale market kitna liquid hai?

Mere ek friend ne Sector 108 mein ek high-end property li thi same price range mein. Rental yield bahut kam hai aur resale mein buyer nahi mil raha. Aise
RERA status kya hai iska? Maine suna hai ki kuchh completed projects mein bhi issues aate hain. Aur current market mein, Chandigarh mein high-end properties ka kya haal hai? Mullanpur Garibdass mein bhi similar prices mein bade plots mil rahe hain, kya wahan investment better nahi hogi long term ke liye? Confused hoon.
RERA toh ispe applicable nahi hai kyunki 2016 mein possession ho gaya tha. Current market mein high-end inventory kaafi hai, demand thodi slow hai, especially after COVID. Mullanpur mein plots ka potential alag hai, residential towers ki appreciation alag hoti hai. Depends on your risk appetite.
Dekhne mein toh bahut luxurious lagta hai. Investment ke liye achha ho sakta hai agar budget allow karta hai.
Iss project ka naam toh suna hai, but yaar, it's already completed. Is price range mein, Manimajra ya New Chandigarh mein bhi options mil jaate hain. Appreciation ke liye thoda naya project dekho, yeh toh already established hai. Returns utne nahi milenge.

Bhai, Uppal Marble Arch is already completed since 2016. High price point hai (₹4.5 Cr se ₹5.9 Cr). Capital appreciation ab utni fast nahi hogi jitni pre-launch mein hoti hai. Rental yield bhi maybe 2-3% se zyada mushkil hai for such high value. Liquidity ka issue toh rehta hi hai high-end properties mein.
