Upper Kharadi – just got possession for my 2BHK here last month. Honestly, thought I got a decent deal during pre-launch, around ₹78L for a 2BHK. But the all-in cost is way higher. Stamp duty, registration, PLC, parking, then the interiors… it adds up fast. Did anyone else find their 'pre-launch discount' vanished after factoring everything in? I'm wondering if buying slightly later at open-market prices, with clearer cost breakdowns, might have been smarter. Also, the super area vs carpet area thing is confusing; my usable space feels smaller than what I mentally calculated based on initial numbers. How do you guys factor these hidden costs and actual usable space into your investment calculations for Pune? Especially in areas like NIBM Road or Baner, are builders more transparent?

This super area vs carpet area is the biggest scam, bhai! I was looking at a 3BHK in Baner, and the difference was almost 35%! The builder was showing me a layout with huge common areas, but my actual usable space felt like a 2BHK. I asked them for the RERA carpet area certificate, and they were very hesitant. Always check the RERA site for actual carpet area before booking, it's a game-changer. Don't go by what the sales guy says.
