Upper Kharadi pre-launch deals are overrated
Upper Kharadi – everyone talks about its potential, but I'm not so sure about the 'pre-launch' hype there. Okay, I'll say what no one says: going early for projects like Prakash Associates' offerings doesn't guarantee a better deal. We're currently in a 2BHK and planning a 3BHK upgrade, aiming for maximum deal value. Builders push pre-launch like it's a steal, but often the 'discount' gets eaten up by future price hikes or the market catches up anyway. I've seen prices drop post-launch sometimes, or the initial 'lower' price only applies to undesirable units. And don't even get me started on the super area vs. carpet area trap. They quote a low per sqft rate for super area, then you realise your actual usable space is tiny. Is the supposed pre-launch premium for an unbuilt asset ever justified when the carpet area could be so misleading? Disagree? Tell me why.

Totally agree with you! Yeh pre-launch ka chakkar bas marketing hype hai. My friend booked a flat near Akurdi two years back expecting a great deal, and now the prices for ready possession in the same area are almost similar, with better amenities. Upar se delay bhi hua. Feeling so confused now, should I wait or jump in? Har taraf se risk hi risk lag raha hai.
Haan bhai, same experience. Builders bas phase-wise price badhate hain. Waiting seems like a better option sometimes.
