Visited Urban Park View last Saturday. My wife and I need a 3BHK for our kids. Is it genuinely good for daily family life, or just good on paper? Amenities ki actual quality kaisi hai? Neighbourhood mein schools, hospitals kitne paas hain? ₹3.45 Cr mein, is it worth it for a family? Koi resident hai wahan?

Amenities ki actual quality ka toh pata nahi, but schools aur hospitals ka kya scene hai wahan? Main bhi apne kids ke liye dekh raha hoon, aur proximity to good schools is non-negotiable for me. Is there any good international school nearby? Aur jo 'Park View'
I completely agree with the RERA concern. My friend booked a flat in Akshayanagar without RERA a few years back, aur ab tak possession ka wait kar raha hai. Builder har baar date extend kar deta hai, koi accountability nahi. ₹3.45 Cr is a huge amount to risk without RERA protection. Please be very careful, especially with an 'ongoing' project status. Daily family life ke liye peace of mind sabse important hai.
Exactly! My cousin faced similar issues near Adigara Kallahalli. It's crucial to do a thorough background check on the builder's previous projects. Talk to residents of their older properties, check online forums for complaints, and get a strong legal opinion on the sale agreement before committing. Don't rely just on what the sales team tells you, do your own homework.
So what's the best way to verify a builder's past work if RERA isn't applicable? Koi website ya database hai where we can check their previous project timelines and reviews?
Totally agree! Builders ka toh kaam hi hai delay karna. RERA ke bina toh aur easy hai unke liye.
Yaar, Urban Park View ki location toh prime hai, I heard. Agar aapko connectivity chahiye toh it's good. My cousin lives near Agrahara Layout and says that area has seen good appreciation. Amenities ki quality usually builders show flat mein achhi dikhate hain, but actual mein it varies. But for a family, location matters most for schools and commute, right?
₹3.45 Cr for just 5 units and RERA not applicable? Bhai, this sounds super risky for a first-time buyer like us. Especially with no RERA, builder ki terms and conditions pe hi sab depend karega. Plus, only 5 units means maintenance will be a nightmare later, sabka burden 5 families pe. Is price point pe toh I'd expect full transparency and legal backing, no?
But sometimes smaller, reputed builders RERA ke bina bhi achhe projects deliver karte hain. If the builder's past work is good, maybe trust kar sakte hain? Though 5 units is indeed very small for a community feel.
Sahi pakde ho bhai. RERA missing toh red flag hai. ₹3.5 Cr mein no way.
