Utopia Estate in Ghaziabad — considering this for investment, but the under-construction status makes me wary. What's the real ground reality on possession timelines? I know builders promise a lot. Also, what about the investor-to-end-user ratio here? Don't want to get stuck in a ghost society later, that affects resale value badly. Any firsthand experience with their past projects' delivery?

Exactly! My friend booked in a project near Abhay Khand and the builder gave so many excuses. Utopia's RERA number is UPRERAPRJ6483, so technically Dec 2023 is the deadline, but prepare for 6-12 months delay. Investor ratio is also a concern for me.
Bhai, Dec 2023 is the RERA date (UPRERAPRJ6483) but usually, there's always a buffer. Don't trust it blindly.
