U8, haan RERA pe registered toh hai, UPRERAPRJ5606. But status 'Registered' dikha raha hai, aur completion date wahi 2023-06-01. Which means it's delayed. Bahut builders yahi karte hain, registration dikha ke kaam ghooma dete hain. Has anyone actually managed to resell an EWS flat in this area recently? What kind of appreciation did you see?

Dekho, Ajayabpur side ke EWS projects ka bhi yahi haal hai. Market mein resale thodi slow hai abhi, buyers kam hain, especially for delayed projects. Rental yield for EWS in Greater Noida is barely 2-3% after maintenance, so don't expect much there. Investment perspective se, you need a very long-term view.

Totally agree with U1. Mera bhi same experience hai ek dusre EWS project ke saath. Possession date toh sirf dikhawa hai, they keep pushing it. Aur ₹31 L – ₹35 L for an EWS flat, that too with this uncertainty? It's a huge chunk of our life savings. Capital appreciation toh tab hogi jab possession milega aur market stable hoga. Rental yield bhi tabhi aayega.

Bhai, time pe delivery toh Greater Noida mein bahut kam builders dete hain, especially EWS projects mein. Mere ek dost ne Alpha I Greater Noida mein invest kiya tha, usko bhi 2 saal late mila hai. Uttam Steels ka bhi wahi haal suna hai.
