Budget finalised, loan pre-approved – now stuck on Ghaziabad property. I'm looking at Vaishali, thinking maybe a 2BHK. My parents keep saying prices are too high there now. Last 1-2 saal mein rates kaisa move hua hai, anyone experienced? Not sure if abhi enter karna sahi hai ya wait karein? Is the appreciation done ya aur potential hai? Honestly, samajh nahi aa raha. My agent says buy now, but I'm just confused.

Dekho, Vaishali ne pichle 5 saal mein achha appreciation diya hai, no doubt. Connectivity to Delhi, established social infrastructure, sab hai. But abhi jo prices hain, lagta nahi double ho jayenge short term mein. Mere friend ne 2 saal pehle liya tha Ahinsa Khand 1 mein, usko bhi lagta hai peak pe hai, so he's thinking of selling if he gets a good offer.
Bhai, you're not alone! Vaishali is hot and my parents also say the same thing about prices. Mera bhi same confusion hai. Agent toh bolta hai 'Aaj nahi toh kabhi nahi', but it feels like a big risk with such high amounts. What if we buy now and prices correct?
Haan yaar, parents ki baat sunke tension aur badh jaati hai. Meri bhi yahi haalat hai, lagta hai wait kar loon.
Hot toh hai but overvalued lag raha hai. Abhay Khand mein rates dekho, pagal ho jaoge, same story. Pehle Ghaziabad itna expensive nahi tha.
