Agrahara Layout mein Vaishnavi Group ka ek project dekh raha hoon for a 3BHK. I'm currently in a 2BHK, thinking of upgrading, but investment angle se dekh raha hoon. Quoted price ₹1.6 Cr ke aas paas hai. Bengaluru mein builders kitna negotiate karte hain, yaar? 5-7% bhi possible hai kya for a ready-to-move? Mujhe laga tha maybe spot discount mil jayega. Also, construction-linked payment plans mein kya hidden catches hote hain? Log bolte hain final possession pe bahut saare extra charges aate hain – like maintenance advance, utility setup, ya PLC ke naam pe kuch aur. Is it better to push for a lower upfront but higher EMI, ya full down payment se better deal milti hai? What's your experience with negotiation tactics and these 'surprise' costs in Bengaluru? Hidden charges toh pakka aayenge, yaar. Maine 2 saal pehle Adigara Kallahalli mein ek project liya tha, not Vaishnavi, but builder ne possession ke time par almost ₹2 lakh extra maange for maintenance, club house membership, electricity meter, water connection. Construction-linked plan mein yahi problem hai, final bill mein sab add kar dete hain. Be careful!
Exactly, U8, this is why you need to read the fine print of the Sale Agreement and Construction Agreement very carefully. Builders often put 'miscellaneous charges' or 'other statutory charges' which they then use to add costs. Ask for a detailed breakup of all possible charges post-possession before signing anything.
Same experience here! My brother bought in Akshayanagar, and the builder slapped him with a 'utility connection fee' that was nowhere in the initial quote. It's a common tactic, unfortunately.

Vaishnavi Group? Bhai, unke projects mein negotiation bahut tough hota hai, especially for ready-to-move. ₹1.6 Cr pe 5-7% toh bhool jao. Maximum 1-2% mil jaaye toh badi baat hai. Builders abhi market conditions ko dekhte hue zyada discount nahi de rahe. Agrahara mein prices already high hain.
Haan, maine bhi suna hai. Even for pre-launch projects, they are very strict. 1% is the max you can push for if you're lucky.
