Honestly, I'm a bit lost with all the options out there. Currently in a 2BHK near Marathahalli, thinking of upgrading to a 3BHK. Vaishnodevi Excelsior dekh raha tha, price range theek lag rahi hai. But is it genuinely good for daily life ya sirf photos mein achha hai? Especially curious about the amenities. Gym, kids play area, swimming pool... are they well-maintained? Yaar, sirf show ke liye hain? Aur neighbourhood ka kya scene hai? Schools, markets kitne paas hain? Already have a home loan, so don't want to make a bad choice again.

I checked out Vaishnodevi Excelsior, and while the flats are okay, I felt the area around it was a bit congested. For daily commutes, it could be a headache. Also, there are only 120 units, so the community might feel a bit small, which could be good or bad depending on what you prefer. I'm still leaning towards something with more open space, even if it means going a bit further out.
I was looking at this project too. The price range of 35-42L for a 3BHK seems good considering current Bangalore property rates, especially if it's a decent size. But I'm really nervous about making a decision. Is this a good time to buy with interest rates going up?
I agree with U11. Rent is going through the roof. If you can afford the EMI, it's better to invest in your own asset. Plus, Vaishnodevi Excelsior being completed means no worries about rent + EMI for a construction period.
U9, interest rates are high, but rent is also crazy in Bangalore. If you're paying high rent, buying might still make sense in the long run. My friend just bought a place in Adigara Kallahalli, similar price range, and his EMI is almost equal to his old rent.
U9, that's a tough one. Interest rates are definitely a concern. Property prices in Bengaluru are still holding strong, some areas even increasing. If your budget is fixed, now might be as good a time as any to lock in. It's a completed project, so no construction risk.
My cousin lives there. He says the maintenance charges are a bit on the higher side for what they offer. The lift sometimes acts up, and security is just okay. Not terrible, but not excellent either. He's happy with the space in his 3BHK though.
I heard Vaishnodevi Excelsior was completed in 2019. That's a good sign, no RERA delays at least for possession. My friend bought in Akshayanagar and faced 2 years delay. So, at least it's a ready-to-move option.
RERA number bhi available hai: PRM/KA/RERA/1251/310/PR/180524/001814. So it's a verified project. But RERA just ensures legalities, not necessarily quality of life. My brother had issues with a RERA registered project in Aavalahalli, amenities were promised but never delivered properly.
Yes, U5 you are right. Possession date was 2019-06-01. So no waiting period. That's a huge plus in today's market where builders often delay. But I'm more concerned about the actual livability now.

U3, thanks for the ground report! Small gym is a red flag for me. What about the build quality? Did you get a chance to check that? I'm worried about hidden costs too.

Neighbourhood wise, it's near some good schools, but main market thoda drive pe hai. Traffic can be an issue during peak hours.
Bhai, main bhi same boat mein hoon. Vaishnodevi Excelsior ke ads bahut dikh rahe hain. Price range theek hai, 35L se 42L tak, which is good for a 3BHK in this area. But amenities ka asli haal jaanna zaroori hai. Pictures mein toh sab mast lagta hai.
