Vasant Kunj projects dekhe, ab thoda darr lag raha hai

Visited a few DLF and Godrej projects in Vasant Kunj and Saket last weekend. Currently in a 2BHK in Kondli, thinking of upgrading to a 3BHK. Prices bohot high lag rahe hain, like 3 Cr+ for a decent 3BHK. Already have a home loan, so this jump feels huge. Is this market too hot right now, ya still good for long-term appreciation? Metro Phase IV ke baad prices aur badhenge kya? Kya 3BHK ka premium justified hai, ya 2BHK mein hi better ROI milega? Confused hoon, is it really the right time to invest more?
