Vascon Aurum owners: Kya returns mil rahe hain?
₹1.8 Cr for a 3BHK in Vascon Aurum, I thought it was a decent investment. But capital appreciation bilkul nahi dikh raha. Rental yield bhi expected tha, par ab lagta hai itna nahi milega. Anyone else bought here? Kya ROI expectations miss hue hain?

As someone who's been tracking Pune real estate for a while, the ₹1.6 Cr – ₹2.0 Cr segment is quite competitive. Many new launches offer pre-EMI benefits or better payment plans. For a completed project like Vascon Aurum, the price has to be really attractive to justify the immediate capital outflow without much appreciation. This could be a long-term hold, but not ideal for quick returns.
I had a similar experience with another Vascon project near Anand Nagar a few years back. The initial promise was huge, but delivery was delayed, and then appreciation was negligible for almost 5 years. It only picked up recently because of infra development around. Maybe Aurum will also take time? But ₹1.8 Cr is a big amount to block for 'maybe'. What about the amenities? Are they fully functional?
U9, RERA data for individual project price movement is hard to track directly post-completion on public portals. Usually, you'd rely on property portals for historical listings or consult local brokers who have done transactions in Aurum. The challenge with a project of only 16 units is that transactions are infrequent, so there's not enough data points to show a clear trend. This lack of liquidity makes it tough to sell or see quick appreciation.
Amenities ka toh theek hai, pool aur gym chalte hain. But that's not what drives capital appreciation. We bought into the 'Vascon' brand and the 'Aurum' premium feel. But that premium doesn't translate to returns, it seems. Is there any RERA data on average price movement for that specific project?
Anand Nagar wali baat sahi hai. Builder ka track record matters a lot.
Capital appreciation toh poore Pune market mein hi thoda slow hai abhi, especially for projects without a unique selling point. Vascon ka track record bhi mixed hai. Did you check other completed projects nearby before buying?
Same pinch! I was looking at Vascon Aurum too, but my broker warned me about the low number of units. He said smaller projects often have slower appreciation. Glad I held off, but feeling for you guys.

₹1.8 Cr for 3BHK? That sounds a bit high for Vascon Aurum, considering it has only 16 units. Small projects sometimes struggle with liquidity. At what price per sqft did you buy?
Bhai, totally relate! I also bought a 3BHK in Aurum for ₹1.75 Cr last year, thinking the location near Akurdi would be a winner. But it's just stagnant. Rental enquiries bhi bahut kam hain, jo milte hain woh bhi bahut kam offer karte hain. Lagta hai hum sab ek hi boat mein hain.
