Vastu Vinayak, Pune: Neighbourhood aur amenities ka real scene kya hai?
Vastu Vinayak, Pune - price range 72.50L-90.60L, looks decent on paper. My parents keep saying location is key, so I'm wondering about the neighbourhood quality around there. Schools, hospitals, markets — kitna easy access hai? Brochure mein amenities bahut dikhate hain, but real mein kitna useful hai? Honestly, not sure if it's genuinely good for daily living or just good on paper. Koi rehta hai wahan ya paas mein? Apne experiences share karo please.

U1, your parents are 100% right, location is everything. If you're looking for schools, check the actual reviews, not just if they exist. And for hospitals, how far is a multi-speciality one? For markets, is it a local sabzi mandi or a proper supermarket? These daily things really make a difference. The price range of 73-91L is huge, what's the actual usable area for that?
Exactly, U9! My sister bought a flat in Amanora Park Town, thinking it was well connected. But her daily commute is still a nightmare. For Vastu Vinayak, I'd say check the public transport options too. Buses, auto-stands, etc. Is it walkable?
U9, totally agree! Brochure mein toh sab kuch 'nearby' hota hai. But 'nearby' can mean 5 km in Pune traffic. I'm also worried about the water supply in that specific area. Pune mein paani ka issue common hai, especially in newer developments. Has anyone checked that for Vastu Vinayak?
Regarding amenities, Vastu Vinayak shows a 'clubhouse' and 'gym'. But when I visited, the clubhouse looked like a small room and the gym had like two machines. Don't fall for the fancy pictures, guys. Always visit and see the actual size and quality of promised amenities. My experience with a project near Sinhagad Road taught me this lesson the hard way.
Honestly, 73L for that area seems a bit steep for me. I saw some good options in Ambegaon Budruk with similar amenities for slightly less. Have you cross-checked prices with other ongoing projects nearby? Sometimes brochures make it sound like a steal, but the per sqft rate is actually higher.
I checked out Vastu Vinayak last month. The flats are compact, but the finish looked good. What really bothered me was the total units, only 12! That's so few. Doesn't that mean maintenance charges will be super high? Also, RERA number is P52100047090, possession date March 2025. Is that realistic for an ongoing project with so few units left?
12 units? Wow, that's a boutique project then. High maintenance is definitely a concern. Also, with such few units, resale value pe bhi impact padega kya? Less demand, perhaps? These are the small things we first-time buyers always miss. Thanks for pointing that out, U4.
U4, you're right about the maintenance. Fewer units usually mean higher per-unit costs for common services. I hadn't thought about that. And yes, March 2025 for an ongoing project is tight, builders often delay. My friend's project in Akurdi got delayed by over a year, even with a RERA number.

U1, main bhi yahi project dekh raha tha! Location wise, it's not bad if you work around that side of Pune. Connectivity to main roads is decent. But I heard the area can get a bit congested during peak hours, especially near the market. Schools are there, but quality ka pata nahi.
Hey U1, I was looking at Vastu Vinayak too! The price range seems okay for Pune right now, considering how everything else is shooting up. But yeah, the 'on paper' vs 'real' amenities thing is my biggest worry. Especially for a first-time buyer like us, every rupee counts. Hope someone has some ground reality info.
