Vasundhara ka investment potential mujhe thoda overrated lagta hai, honestly. I'm in real estate, but buying for myself, I need ground reality. Everyone talks about connectivity and Delhi-Meerut Expressway, but kya actual appreciation 3-5 saal mein utni hogi jitni log bolte hain? Resale market kitna liquid hai yahan? Kya easily exit mil jaati hai with a decent premium for a 2BHK, ya sirf costs cover hote hain? Rental demand ka kya scene hai? Koi real insights please. Change my mind.

Mai disagree karta hu yaar. Connectivity is a *huge* factor. Delhi-Meerut Expressway se travel time kitna kam ho gaya hai, especially for people working in Noida/Delhi. Mera ek relative rehta hai Ahinsa Khand 1 mein, unhone 5 saal pehle liya tha, abhi valuation double ho gayi hai. Rental demand bhi achi hai because of proximity to offices and schools. Bas builder sahi choose karna padta hai, that's where the trick is.
U7 ke point pe, Vasundhara mein bahut builders hain but quality varies drastically. Mera ek friend Achchheja mein ek project mein stuck hai 3 saal se, possession hi nahi mila. Jabki dusre friend ne Indirapuram extension mein Divyansh Onyx mein liya tha, usko timely possession mila. So builder ka track record and RERA compliance check karna sabse important hai, warna investment phans jaati hai.
Jo aapne bataya, us hisaab se toh Vasundhara theek lag raha hai. Aapke relative ne kis builder se liya tha? Koi specific project recommend kar sakte ho kya?
Baat toh sahi hai connectivity ki, but jo appreciation aapke relative ko mili, woh shayad pre-pandemic rates pe thi. Abhi utni fast growth expect karna unrealistic hai. Prices already high hain.
Totally relate! Vasundhara ka buzz kuch zyada hi lagta hai, honestly. Jab prices dekho, aur amenities compare karo toh lagta hai kya sach mein itna worth hai? Mere friends ne bhi bola hai ki resale mein problem aati hai. I'm also a first-time buyer and super confused.
