Visited Vatika Footfalls again on Saturday. Everyone glorifies Gurgaon's capital appreciation but project delivery risk is real. Vatika's pricing starts at ₹3.39 Cr, but builder ka track record dekh ke darr lagta hai. My recent possession taught me delays kill ROI. What's the actual rental yield expectation here? Resale liquidity ka kya scene hai? Is it worth locking so much capital? Change my mind.

But isn't the location of Vatika Footfalls quite premium? Near Airport Road, that area always sees good appreciation. Maybe the price is justified for the potential, even with the delivery risk. I mean, 2029 is far, but it gives time for value to build up, right? What if it delivers on time and you miss out?
I bought a flat near Baharampur Naya a few years back, thinking location will save me. Builder delayed by 4 years. The 'potential' value was eaten up by rent, EMIs, and mental stress. By the time I got possession, the market had cooled, and resale was a struggle. Don't fall for just location hype, especially with builders having a questionable track record.
Location is good, no doubt, but the price range is ₹3.4 Cr – ₹5.3 Cr. That's a huge commitment! What if the appreciation isn't enough to cover the interest loss from delays? And 2029 is a long wait for a first-time buyer.

I had a nightmare with another builder near Badshahpur, project got delayed by 3 years, and my entire financial planning went for a toss. The capital appreciation that everyone talks about in Gurgaon becomes meaningless when you're paying EMI without possession. ₹3.39 Cr is a huge amount to block, especially when the possession is in 2029. Kaun jaanta hai tab tak market kahan hoga? Resale liquidity is my biggest fear with these long-term projects.

Sahi baat hai bhai. Mera bhi ek project mein aisa hi hua. Resale mein bhi problem aati hai jab builder ka naam kharab ho.
