Vatika The Seven Lamps ka carpet area kitna real hai?
₹1.5 crore for a 3BHK at Vatika The Seven Lamps, and I'm still wondering about the carpet area. Moved in three months back, and yaar, the usable space feels way less than what they showed on paper. It's good on paper, but daily living feels cramped. Is it just me or do others also feel the same? Change my mind.

It's really sad to hear this, especially after paying such a hefty amount. What recourse do buyers have in such situations? Is there any way to complain or get some compensation if the carpet area is significantly less than what was promised?
U5, unfortunately, not much. If the RERA carpet area matches your agreement, it's tough. You can complain to RERA, but usually, the builder is covered legally. Best to check everything before signing.
Totally agree with the original post. This is a common builder tactic, especially with current Gurugram market conditions where land is premium. They inflate super built-up area with common spaces, shafts, wall thickness, etc., and the actual carpet area, which is what you live in, gets reduced. RERA helped to an extent by mandating carpet area disclosure, but the perception of space vs. reality remains a big challenge. It's a buyer beware market, sadly.
Exactly! My advice to anyone buying now is to physically measure the carpet area before possession, if possible. Don't just rely on the papers or the model apartment. Take a measuring tape and check it yourself. It might save you from this kind of disappointment later. Learned this the hard way.
Haan yaar, totally. Gurugram mein toh builders ki chal rahi hai. Even in areas like Airport Road, the per sqft rate is so high, but the actual space you get is questionable.
This is a classic builder move, especially in Gurgaon. My friend bought a 2BHK in Badshahpur a couple of years ago, and he also felt the same. The sales team shows you these fancy model flats with minimal furniture, making them look spacious. But when you move into your actual unit, it's a different story. It's a common trick to maximize their profit by selling less usable space for more money. It's disheartening for first-time buyers like us.
OMG! I was actually considering Vatika Seven Lamps. But your post is making me rethink. Can you tell me what carpet area was mentioned in your agreement for the 3BHK?
U2, usually they mention carpet area but then there's a 'chargeable area' which is often much higher. For a 3BHK, they might show 1800 sqft built-up, but carpet area is barely 1100-1200 sqft. The difference is huge and it's where the 'cramped' feeling comes from. Builders are very clever with these numbers.
Bhai, you're not alone! Vatika The Seven Lamps mein toh yeh common complaint hai. Hum bhi dekhne gaye the, aur paper pe jo layout tha, woh actual flat mein bahut difference laga. Builder log bas super built-up dikhate hain, carpet area ka toh naam hi nahi lete dhang se. ₹1.5 Cr is a huge amount for feeling cramped like this.
Haan, bilkul sahi kaha! Mere ek dost ne bhi similar issue face kiya with a project near Basai a few years back. They promised one thing, and delivered another. It's so frustrating when you invest your life savings and then feel cheated on space. What's the point of buying a 3BHK if it feels like a 2BHK?
Exactly! Yeh super built-up aur carpet area ka game hi samajh nahi aata. RERA ne define toh kar diya hai, but builders still find ways around it. Vatika ka toh track record bhi mixed hai, especially with delivery times in some other projects. Did you check the RERA carpet area mentioned in your agreement vs. what they showed?
