Venice Krishna Elite amenities are a gamble
Since last Diwali, I've been checking out flats in Noida Extension. Kids have moved out, so this big house feels empty now. We want something manageable, maybe a 2BHK. I saw Venice Krishna Elite, looks good on paper. But I'm worried about jo amenities dikhate hain, woh milte bhi hain kya? Aur construction quality kaisi rehti hai after a year or two? Cracks ya seepage issues toh nahin aate?

Mujhe lagta hai Venice Krishna Elite mein jo 50 units hain, woh shayad already sold out ho ya limited inventory ho. Agar RERA nahi hai aur possession date future mein hai, toh better hai ki builder se saare documents maango. Construction quality ka toh on-site visit se hi pata chalega, aur kisi existing resident se baat karo agar possible ho. Warna after a year, cracks aur seepage aana common problem hai. My neighbour's new flat had seepage within 6 months, it's a nightmare.
Dekho, price range toh theek hai, 38L – 57L for a 2BHK is competitive in Noida Extension right now, especially with property rates generally climbing. But without RERA, and with that possession date confusion, it feels like a gamble. My friend recently bought a place near Alpha I Greater Noida, unhone bahut research ki thi RERA aur builder track record pe. Safety pe compromise mat karo.
I agree with U3 and U7. RERA number na hona is a huge risk, especially for first-time buyers like us. Venice Krishna Elite ka possession date 2025-04-01 dikha raha hai, but project toh Completed show kar raha hai? Yeh kya scene hai? Koi explain kar sakta hai kya?
Exactly what U11 said. My uncle bought a flat in Ajayabpur, same situation. Project completed tha but possession mein 2 saal aur lag gaye OC ke chakkar mein. Venice Krishna Elite mein 38-57L ka price range hai, for a 2BHK, that's decent for Noida Extension. But if there are these red flags, better to be cautious.

'Completed' status aur future possession date usually tab hota hai jab builder ne project bana liya ho but OC (Occupancy Certificate) ya CC (Completion Certificate) nahi mila ho. Ya phir wo sirf internal work complete dikha rahe hain. Isme delay ke chances bahut high hote hain.

Brochure mein swimming pool Olympic size dikhega, real mein bathtub jitna hoga. My cousin faced similar issues with a project near Alpha II. Sab on paper hi achha lagta hai.
RERA number na hona toh bahut bada red flag hai. Iska matlab hai ki builder ko RERA regulations follow nahi karne padenge, jo buyers ke protection ke liye hote hain. Amenities aur quality ke liye toh aur bhi dikkat ho sakti hai. Isse toh better hai ki koi RERA registered project dekho, bhale hi thoda price range upar ho.
Exactly! Jo aap bol rahe ho, woh sach hai. Mera friend ka flat hai Alistonia Estate mein, unko bhi bola tha ki club house aur gym ready milega possession pe, par aaj tak bas ek shed hai club house ke naam pe. Venice Krishna Elite ke case mein bhi, RERA number bhi nahi hai. Iska kya matlab hai?
