₹1.3 Cr for a 2BHK near Manyata Tech Park from Vertex Infras. I'm trying to negotiate but honestly, how much can you realistically knock off in Bangalore? What's the *real* total acquisition cost? Beyond stamp duty, what hidden charges always pop up? OC, PLC, parking... any advice?

The market near Manyata is definitely hot, but 1.3 Cr for a 2BHK sounds like a premium. What's the carpet area they are offering? Super built-up vs. carpet area makes a huge difference in value. Also, check their RERA status and past projects for delays. Current market conditions in Bangalore are seeing a slight correction in some peripheral areas, but prime locations like Manyata are holding strong, so negotiation might be tough.

Sahi kaha, carpet area is key. Builders often quote super built-up to make it seem larger. Aur RERA status toh must hai. My cousin got stuck with a non-RERA project near Adigara Kallahalli and it was a nightmare for years.

Nah, I think you can push for 5-7% if their inventory is high and it's year-end. But 1.3 Cr for 2BHK is definitely steep for Manyata area, unless it's a very premium project with top-notch amenities. Don't settle for less than 5%.
Totally agree, U1. My friend just bought in Aavalahalli and even there, prices are insane. Builders hardly budge more than 2-3% these days for new projects.
