My Power of Attorney setup is almost done, now the actual property choice is stressing me out. I'm based in Dubai and can't do a site inspection myself, so I rely on community feedback. I'm looking at VHR Winsten Park (ready to move, around ₹43.52L) and Pinnacle Neelkanth Villa (ongoing, higher budget). For a pure investment with good rental potential, which makes more sense? Is the ready-to-move status of VHR a huge advantage given I need a property manager? Or is Pinnacle's potential appreciation worth the under-construction gamble?
₹82 lakh for Supertech Cape Town vs ₹43 lakh for VHR Winsten Park — price difference is huge. Total cost of ownership mein kitna farak aayega? Resale market mein kaunsa better perform karega 5 saal mein?
Not proud of this but I'm really regretting my VHR Winsten Park investment. Ready-to-move tha, so I thought quick exit milega with decent capital appreciation. But yaar, the resale market is just dead. Price (₹43.52 L) hasn't moved much since possession, and finding a genuine buyer is a nightmare. Mera expected ROI toh bilkul bhi nahi aa raha. Builder ka track record bhi average hi hai, past delays ne market sentiment kharab kiya hai. Ab lag raha hai ghost society toh nahi ban jayegi? Investor ratio vs end-user kitna hai yahan? How liquid is this project really? Any other investors here facing the same? What's your exit strategy for this one?
