Vihaan 107 vs L&T Green Reserve: Which is better?
Guys, I'm so fed up of renting in Noida. Finally taking the plunge! I'm confused between Vihaan 107 (ready to move) and L&T Green Reserve. L&T is super expensive, but is it worth it? Vihaan 107 is cheaper, but carpet area sahi hai kya? Has anyone experienced the actual price vs advertised price in L&T? Which one has better resale value in Noida, in your opinion? Mujhe advice chahiye!

Don't worry too much about Vihaan 107's 'ready to move' and possession date. I visited the site last month, the construction is complete and they are giving possession in phases, hence the final date for all units. Carpet area for their 2BHKs is generally around 600-650 sqft, which is decent for the price range of ₹57 L – ₹87 L. For a first-time buyer, it's a good deal compared to others in the same segment.
Haan yaar, this is a common trick. 'Ready to move' might just mean the structure is complete, but finishing work, occupancy certificates (OC), and other clearances are still pending. Happened with my uncle in Ajayabpur. Always check the RERA status and the actual completion certificate, not just the marketing brochures. Don't fall for these terms blindly.
