Everyone talks about Noida's property potential, but Vihaan Krystal Supremus's actual resale market feels so sluggish. I'm in Dubai, can't visit. What's the real rental yield? Is capital appreciation happening? Change my mind.

For rental yield, I calculated based on a few listings. For a 1BHK, rent seems to be around ₹8-10k. If you bought at ₹30 L, that's roughly 3.2-4% yield, which is okay but not great compared to some other areas. Has anyone managed to get more than this? And what about maintenance charges, are they high?
I'm getting ₹10.5k for my 1BHK, but it took me almost 3 months to find a tenant. The yield you calculated is pretty accurate, U4. I think for this project,
Maintenance charges are around ₹2.5-3 per sqft. So for a 400 sqft unit, it's ₹1000-1200. It adds up, especially if your rent is only ₹8k. Makes the net yield even lower.
Wait, why all the negativity? I visited Vihaan Krystal Supremus last month, and the location near the upcoming metro line is a huge plus. Plus, the amenities are decent for the price range (₹29 L – ₹60 L). Maybe the resale is slow because people are holding on for better returns? What about the rental market, anyone actually getting good tenants?
Metro line is still far. Don't rely on it too much for immediate appreciation.
Rental market is okay-ish. I have a 1BHK, getting ₹9k. But finding good tenants takes time. The location is good, agreed, but competition from bigger societies is tough.
Totally agree with the original poster! I invested in a 1BHK here back in 2020, thinking it would be a quick flip. Possession mil gaya 2022 mein, but now when I try to sell, offers are barely above my purchase price. Brokers keep telling me market is slow, but for other projects in Alpha II, prices seem to be moving up. Feeling stuck with this one. My hopes for capital appreciation are really low right now.

Not really bad, but not great either. It's completed since 2022-10-01, so no more delays, which is good. But liquidity is the issue. People are asking for unrealistic prices, and buyers are not willing to pay.
