Is Vihaan Vista really as livable as the brochures claim, or is it mostly super area games? I'm looking at a 2BHK there, for myself this time, not a client. I know what builders don't tell you about carpet area. Are the amenities actually functional, or just for show? Especially the gym and common areas. Also, what's the noise like? I've heard mixed things about daily life quality in completed projects around that price point. Any genuine insights on carpet area efficiency and the actual usable space would be great. Thinking about a mid-floor unit.

Noida mein aajkal budget homes dhundhna mushkil ho gaya hai, especially good ones. Vihaan Vista ka possession toh 2022 mein ho gaya tha
Price range ₹26L - ₹60L hai, but actual per sqft kya pad raha hai 2BHK ka? RERA number 'Not Required' show kar raha hai, that's a bit odd for a completed project, isn't it? Koi wahan ka current resident hai kya jo bata sake real cost aur hidden charges?
Bhai, Alpha II mein mera ek relative fasa hai aise hi small project mein. Amenities sirf brochure mein thi, reality mein tooti hui. Aur noise ka mat पूछो, main road se bahut close tha. Vihaan Vista ka bhi check kar lena, kahin main road ke paas toh nahi hai? Aise projects mein quality compromise hoti hai, especially jab units kam hon.
Mere ek dost ne Noida Extension mein ek chhota project liya tha. Builder ne possession ke baad bhaari maintenance charges laga diye aur koi facility nahi di. Jab complain karo toh bolte hain, '7 units mein kya expect karoge?' Be careful, small projects can be tricky for first-time buyers.
Vihaan Vista ka builder kaun hai? Naam toh suna nahi lagta, is it a local builder?
Haan yaar, small projects ka yahi problem hai. Ajayabpur mein bhi aise hi ek project mein dekha tha, builder ne sab adhoora chhod diya tha.
Totally agree with your point about carpet area. Aur ye 7 units wala project mujhe thoda shaqi lag raha hai. Maintenance kaun dekhega itne kam units mein? Builders ki baaton pe bharosa karna mushkil hai.
But Vihaan Vista toh 2022 February mein possess ho gaya tha. Toh ab tak toh society ban gayi hogi aur maintenance set ho gaya hoga na? Kisi ko pata hai wahan ka current scene?
Exactly! Maintenance ka toh bahut bada issue hota hai. 7 units mein toh society bhi mushkil se banti hai, funds kaise manage honge long term mein?
Yaar, Vihaan Vista ke brochures toh kamaal ke hain, but real mein utna space hai kya? Especially 2BHK mein. Carpet area ka bahut tension hai, builders sab chhupaate hain. Amenities functional hain ya bas dikhawe ke liye? Gym ka kya scene hai?
Gym ka toh chhod hi do, aise projects mein sirf naam ke liye hota hai. equipment tak theek se nahi hote, aur maintenance bhi poor hoti hai. Dekh ke lena.
Sahi baat hai bhai, mere ek friend ne bhi aise hi chhota ghar le liya tha, baad mein pachtaya carpet area dekh ke. Builder ne bola kuch, mila kuch.
